This policy covers Janae and Michael Blood and the businesses we run together, including MJB Management Boise ID LLC, which manages our short term rentals in Boise, Idaho, our experiences, our bike rentals, our websites (janaeandmichael.com and michaelblood.com), our mobile app, and our social media accounts. In this policy, "we" and "us" mean all of that. In our Rental Agreement, MJB Management Boise ID LLC is called "Host" and the person booking is called "Guest." When this policy says "we," that includes Host, and when it says "you," that includes Guest.
Our rental websites and booking tools are built and hosted by Matraex, Inc., which also runs the servers that hold your information for us.
This is for everyone who gives us information or whose information reaches us. That includes guests who book with us directly, guests who book through a partner platform such as Airbnb, VRBO, Booking.com or Swimply, people who book an experience or a bike, people who start a booking or an account and do not finish, people who send us a message or inquiry, people who join an email list or reminder, visitors to our websites, and people who follow or message us on social media.
What you give us. Your name, email address, phone number, home address and state, who is coming with you (names, and whether each is an adult or a child), your arrival details, messages and chat, answers to our questions (reason for your trip, how you found us), and anything you write in a form. If we ask for ID for a stay, we collect photos of your ID.
Your acceptance. When you accept our Rental Agreement we keep a record of it: the version, the date and time, and your IP address.
The person staying. If the person booking will not be staying, the responsible adult who will be staying gives us their name and a photo of their government issued ID before or at check-in.
Cameras. We do not place cameras inside our properties. There may be cameras on the outside of a property, which can record people on the grounds.
Payment. Card payments are handled by Stripe. We receive the amount, the last four digits, card brand and a payment reference. We never see or store your full card number.
From booking platforms. When you book with us through Airbnb, VRBO, Booking.com, Swimply or a similar platform, the platform shares information with us as part of the booking. That is usually your name, the dates, the number of guests, a confirmation code, your message to us, and sometimes part of your phone number. The platform's own privacy policy governs what it collects and how it uses it. Calendar feeds from these platforms tell us which nights are taken and may include a booking summary.
Automatically. Our websites and app log your IP address, browser and device type, the pages you visit, and when. We use cookies and similar browser storage to keep you signed in, remember your booking choices and game progress, and understand how the site is used. We also use Google Analytics.
Partial information. If you start a booking, begin an inquiry, enter your email for a sign in code, or sign up for a reminder and do not finish, we keep what you entered. We may follow up about it, and you can ask us to delete it.
Social media. When you message us, comment on, tag us in, or follow us on a social media account, we see what that platform shows us, such as your name, handle and what you wrote.
To take and manage your booking, communicate with you before, during and after your stay or experience, take payment and issue refunds, verify who is arriving, keep our homes safe, and respond to messages and inquiries.
To send you the emails you signed up for or that belong to your booking, such as sign in codes, confirmations, arrival information and reminders. Booking, access and stay information may come by email, phone and text message, as described in the Communications section of our Rental Agreement.
To handle a payment dispute. If a charge is disputed with a card issuer or bank, we may give them the agreement, the booking confirmation and our record of your acceptance.
To send marketing email, such as offers for returning guests, only where you have not opted out. Every marketing email has a link to change your choices or unsubscribe.
To keep our websites and app working, prevent fraud and abuse, and understand what is useful.
To meet legal, tax and accounting obligations, including collecting and reporting lodging taxes.
We do not sell your personal information. We do use third party tools to run our business, and your information passes through them. We share it only where needed:
Third party tools and service providers. Analytics (such as Google Analytics), payment processing (Stripe), email and messaging delivery, hosting and software (Matraex, Inc.), maps, calendar and booking management, advertising and social media tools, and similar services acting for us. They process information for us under their own terms and privacy policies, and we choose them to provide their service to us, not to sell your information.
Booking platforms. For a booking made through Airbnb, VRBO, Booking.com, Swimply or another platform, we may reply to you or update the booking through that platform.
Property owners, hosts and property managers. Host manages each property for its owner, so an owner may see booking information for their property. People who help us run a home or experience see what they need to take care of your stay.
Legal and safety. If the law requires it, or to protect the safety of guests, neighbors, our homes, or us.
A sale of the business. If a business we run is sold or transferred, your information may go with it, under this policy.
This policy does not replace the terms of any platform you book through. If you book through Airbnb, VRBO, Booking.com, Swimply or another platform, your agreement with that platform, and its policies, apply to that booking. Different parts of our relationship with you may be covered by different agreements: for example the platform's terms for the booking and payment, our own rental agreement or this policy for what happens directly with us, and the terms of any insurance or protection program that applies.
For a booking made directly with us, our Rental Agreement and House Rules govern the stay, and this policy explains what we do with your information. This policy does not change the Rental Agreement, and the Rental Agreement does not limit your choices about your information described here.
Where any part of our relationship is covered by a platform's terms, or by an insurer's or protection program's terms, those terms govern that part. This policy applies to the rest, and never reduces rights you have under those agreements.
Platforms and insurers may share information about you with us and receive information from us as their terms provide, including to handle claims, disputes, damage or safety matters.
We use cookies and browser storage for sign in, remembering your selected dates, saving your progress in our games, and analytics. You can block or clear cookies in your browser. Some parts of the site, such as signing in, will not work without them.
Our sites do not respond to a browser's "do not track" signal, but you can opt out of Google Analytics with Google's browser add on.
We keep booking and payment records as long as the law and our accounting require, generally seven years. Messages and account details stay as long as you have an account or a relationship with us. Partial sign ups and inquiries that go nowhere are removed on request. ID photos are kept only as long as needed to complete your stay and any follow up, then removed.
Our sites use HTTPS. Passwords are not used: you sign in with a code sent to your email that expires in minutes. ID photos are kept out of public view and shown only to you and the people running your stay. No system is perfectly secure, so we cannot promise absolute security, and we will tell you if a breach affects you as the law requires.
You can ask us to show you what we have about you, correct it, or delete it, and you can ask us to stop using it for marketing. Email us at michael@matraex.com. We will respond within 30 days.
To stop marketing email, use the unsubscribe link in any message, or manage preferences from your account page. You will still receive messages about a booking you have made.
Residents of California, Colorado, Connecticut, Utah, Virginia, the European Economic Area, the United Kingdom, and other places have additional legal rights. We extend the same choices to everyone, regardless of where you live. If we deny a request, you may appeal by replying to our decision.
Information held by a booking platform or social network is controlled by that company. To change it, use that company's settings.
Our websites and bookings are for adults. We do not knowingly collect information from children under 13. We do list the age group of children who will be staying with you, without a name, so we can prepare the home. If you think a child sent us information, tell us and we will delete it.
Our pages link to other sites, including booking platforms, news outlets and social media. We are not responsible for their privacy practices. Read their policies.
When this policy changes we will update the date at the top. If a change is significant, we will also email the people we have bookings or accounts for.
